Simplified Management Fees
At Simpli Managed Properties, our pricing reflects the level of service we deliver. We're a boutique, concierge property manager — which means we intentionally keep our portfolio small so every owner and every property gets real attention. While larger firms stretch a single manager across hundreds of units, we cap our ratios far lower. The result: faster response times, hands-on oversight of your property, and direct access to the owner of the company. It costs a little more than the discount shops, and it's worth it.
Below is a breakdown of our fees:
Monthly Management Fee
8-10% of collected rent, based on property size and scope. Covers rent collection, tenant communication, maintenance coordination, and financial reporting.
Onboarding Fee
A one-time $250 setup fee includes account setup, property inspection, and system integration.
Leasing Fee
50% of the first month's rent with annual property management contract.
In-House Handyman
$100 service charge. $125/hour for general handyman services.
Lease Renewal Fee
$0. Simple and hassle-free.
Eviction Fee
$0 eviction fee for tenants we place. That’s how confident we are in our work. For others, a $500 fee covers all eviction-related tasks (not counting attorney/court fees).
Periodic Inspections
One free per year. $100 for additional inspections.
Maintenance/Renovation Management
10% of the total project cost to negotiate and coordinate with vendors.
Complex cases may require additional or increased costs.
